How do you open an existing WP theme in Pinegrow?

@codelearner You cannot edit existing WordPress themes from ThemeForest or any other market with Pinegrow BUT you can convert static HTML documents into true and valid WordPress themes.

@Emmanuel Points 8 and 10 (from https://pinegrow.com/docs/wordpress/10-things-you-should-consider-before-starting-to-create-a-wordpress-theme-with-pinegrow-wp/) download links for sample WP themes does not work. Please tell us what are the new links.
